Job Details: Supervising successful and profitable completion of projects. This is a critical leadership position where you will be responsible for overseeing multiple projects, ensuring that they are completed in time and under budget, while maintaining high standards of safety and quality. Project types include; Class A office buildouts, financial renovations, and ground up buildings.

Reporting Relationship(s): Operations Manager

Schedule: Monday to Friday (Salary Hours)

Ability to commute/relocate: Norcross, GA: Reliably commute or planning to relocate before starting work (Required)

Work Location: In person

Responsibilities: Supervision of projects from start to finish. Effectively lead project team for successful completion. Deliver project status reports to Operations Manager. Supervision of Assistant Project Manager and Project Admins.

Workplace: Office environment with job sites in Metro Atlanta Area.

Daily Tasks:

Preconstruction

  •  Review Contract, Scope, Schedule, etc. 
  •  Identify Foreman and crew
  • Review Proposal and adjust SOV
  • Project Pay App Schedule
  • Create and publish internal schedule
  • Initial intro conversation with GC
  • Keep tabs on APM work (if one assigned)
  • Conduct Kick Off Meeting with Super/Foreman
  • Review submittals before sending to GC
  • Identify Cost saving opportunities (Prefab, alternative means and methods, etc...)

Operations

  • Submittals - Final Review & Approve
  • Safety Documents - Final Review & Approve
  • RFIs, COs, POs - Final Review & Approve
  • Payapps - Enter Values & Approve
  • Job Costs Reports - Review regularly
  • Budget Meetings - Hold monthly meetings with super/foremen
  • Vendor Relations
  • Client Relations
  • Participate in weekly PM meetings
  • Delegate daily tasks to APM (if one assigned)
  • Regular jobsite visits
  • Coordinate warranty/after-warranty sales with owner's group
  • Closeouts docs - As builts - must be maintained throughout the project duration - Warranty -O&Ms

Must haves:

  • Airport Experience at a management level (3+ years preferred)
  • Strong communication and interpersonal skills
  • Strong computer/software skills
  • Ability to estimate change orders and small projects in windows based estimating software
  • Ability to vist overnight jobsites
  • Strong job planning and scheduling skills
  • Familiarity with budgeting and tracking for construction projects
